On this particular project, the large Victorian terrace was bought by the client as an investment property. With the ground floor being already rented out to a small business as office space the decision was made to convert the first floor to a self contained flat and convert the loft space into a bedroom and en-suite to provide extra space for multiple tenants and maximise revenue for the client.
The existing loft dimensions provided us with an already substantial space no changes to the roof structure or shape were required (with the exception of steel beams to provide the new structural floor) and with the property having a large first floor landing space we were able to install a custom made staircase to access the loft without sacrificing space in any of the existing bedrooms.
With the finished floor space of the bedroom being 5m by 7m with a finished head height of 2.1m the room providing a space large enough for a double bed as well as free-standing storage units and with the accompanying en-suite having a floor space of 3m by 2m allowing us to install a walk in shower enclosure, toilet and was basin.
