This project was done during the summer of 2013 and demonstrates clearly the how much difference a loft conversion on this scale can make to your home.
As the property was a fully detached bungalow, the decision was made to fully remove the existing roof as the original pitch was far too low and could not provide enough head height. With the old roof fully removed (leaving the existing ceiling intact and undisturbed in the process) we then installed new custom made “loft trusses” into position with the help of a mobile crane and then proceeded to make the roof fully water-tight.
As weather is obviously always a factor on this type of conversion – speed is key. This particular stage of the project is carried out in under 5 days, during a spell of dry weather, ensuring that no part of the house or new loft is subject to the elements and also allowing us to concentrate on the internal works and fitting the permanent roof covering.
This particular method of loft conversion is, however, dependant on a two key factors – that your property is fully detached and that you will more than likely subject to a planning application as the new trusses will produce a larger roof structure than the existing one.
Although an extreme example of conversion, they are surprisingly common, as the finished product can give you such a large space to work with and allows you to design the layout of your new loft space without having to conform or compromise due to the shape and size of your existing roof space.
As this particular project was a large bungalow, the conversion transformed the property by giving it an extra floor that runs the entire length of the house measuring approximately 12m long by 8m wide combined with a finished head height of over 2m.
This provided enough space for two large bedrooms, a spacious landing, a large shower/toilet room and also a walk-in storage area and in the process literally doubled the size of the clients property by transforming it from a three bedroom bungalow with one small bathroom into a five bedroom, two storey home with two fully functional bathrooms and plenty of storage space.
